Scott Sommer hosted a conversation with Joao Franca from La PAH (Plataforma de Afectadas por la Hipoteca) Barcelona International Committee about organizing in Spain around a variety of tenant issues. Andrea Shapiro, Director of Programs and Advocacy at Met Council, spoke about the upcoming Met Council All Member meeting.

Events announced: International Housing Panel with la PAH, Met Council, and CASA: Tuesday, September 15, at 7 PM at The People's Forum, 320 West 37th Street; Met Council's annual meeting, with workshops and plans for the future, Saturday, September 19, from 10am to 5pm, at 114 West 26th St, 3rd Floor. .
Heat and hot water: heat season does not start again until October 1; hot water must still be 120 degrees at the tap at all times.
New rent guidelines: for leases starting 10/1/26 in New York City, for all rent-stabilized housing: 0 percent for a 1-year lease, 0 percent for a 2-year lease - more detailed information is here. Westchester: 3.5% for 1 year, 4.5% for 2 years; Nassau county: 1.5% for 1 year, 2.5% for 2 years; Rockland county: 5% for 1 year, 6% for 2 years; Kingston: no new guidelines yet.
